PLEASE READ THESE TERMS AND CONDITIONS CAREFULLY
When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.
GUEST RULES
Markdale Station is a working farm—please respect the environment, animals, and staff at all times.
No smoking is allowed inside any accommodation buildings.
Pets are not permitted, unless explicitly approved in writing.
No parties or events without prior approval.
Children must be supervised at all times.
Guests are liable for any damage caused to property or equipment during their stay.
PAYMENT POLICY
Markdale Farmstay reserves the right to process payment for your booking within 7 days of your check-in date.
ALL SCHOOL HOLIDAY & PEAK PERIOD bookings will be charged up to 7 days prior to the check-in date.
GROUP BOOKINGS will be charged 30 days prior to the check-in date. If the guests of the group booking are paying separately for their rooms, please ensure that all your guests call us with their details prior to the payment date to avoid paying for all unaccounted rooms. Unless previously discussed with our team.
Please ensure you have provided a card that you wish to make your accommodation payment.
Reservation is guaranteed to the credit card supplied and payment will be made by this guarantee should there be no other method of payment specified to settle charges.
**Group Bookings are for all accommodation types.

OFF-PEAK CANCELLATIONS
During our off-peak months, we require 2 Days notice prior to the date of arrival to cancel or modify a reservation without penalty. Any cancellations made within the 2 Day period of the scheduled arrival date will result in full payment being charged to the nominated Credit/Debit Card provided upon booking.
SCHOOL HOLIDAY/PEAK PERIOD CANCELLATIONS
During holidays & Peak Periods such as Local Events, public holidays we require 14 days notice prior to the date of arrival to cancel or modify a reservation without penalty. Any cancellations made within the 14 day period of the scheduled arrival date will result in full payment being charged to the nominated Credit/Debit Card provided upon booking.
GROUP BOOKING CANCELLATIONS
2 weeks' notice is required by the guest to cancel their reservation without penalty. Any cancellations made within the 2 week period of the scheduled arrival date will result in full payment being charged to the nominated Credit/Debit Card provided upon booking.
NO-SHOWS
In the event that you cannot turn up for your booking and we have not been informed prior to your scheduled arrival date, then full payment of your reservation will be charged to the Credit/Debit Card provided to us upon booking.
Gift Vouchers are Non Refundable bookings will be charged the total tariff at the time of booking and is 100% non-refundable. No changes of cancellations can be made to this room rate.
We do not allow transfer of gift vouchers. Vouchers are valid for 3 years and not extended. We feel that 3 years is ample time to redeem a voucher.
NUMBER OF GUESTS
At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given by management. The use of extra beds other than the number booked will incur an additional tariff. Any persons exceeding the maximum occupancy of the property are not permitted to stay on the property and will be asked to leave.
Markdale Station has a strict NO PARTY POLICY: Disturbance to other guests and neighbouring properties including excessive noise and music is prohibited and may result in management evicting your party and alerting local police.
NOISE: We ask that guests are mindful of other guests in neigbouring rooms and noise is keep to a minimum from 10pm-7am, this includes inside and outside of your assigned rooms, and the pool area.
Call out fees for noise complaints or guests not adhering to the above will incur a $500 fee to guest.
CHILD POLICY
Persons under 18 cannot reside in a room without adult occupancy
CHECK IN & CHECK OUT
Standard check in time is 2.00 pm on the day of arrival and the room is to be vacated by 10.00 am on the day of departure.
An additional fee may be charged if you do not check out by 10.00 am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking.
Whilst we try to accommodate we do not guarantee any early arrivals and late departures. It is subject to availability and the discretion of management.
CLEANING
On departure, your room is to be left in a clean and tidy state. If excessive cleaning is required an additional cleaning cost will be charged to the credit card on file.
DAMAGES
We reserve the right to charge the Primary guest for any damages caused through the course of a stay with Markdale Farmstay by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs.
SMOKING
Smoking inside any rooms is strictly prohibited, you must be 15 metres away from rooms. If there is any evidence of smoking inside rooms you will be charged an additional $200 for a specialised clean to eliminate odours.
PETS
No pets allowed.
PERSONAL BELONGINGS
You acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of the occupant’s personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred.
LOST PROPERTY
Should we recover your lost property we can make arrangements for you to collect or to post it back to you, we request permission to charge the card on file for postage.
Note: we only hold items for 3 months. After that period items will be donated or disposed of.
BEHAVIOUR
Be courteous and kind to staff and guests.
Parties or gatherings are strictly prohibited unless prior arrangements have been made with Management. Disturbance to other guests and neighbours including excessive noise and music is prohibited and may result in management evicting your party.
TRAVEL INSURANCE
Would you like to protect this booking with Cancellation Cover? We are a small family-run property and cancellations can affect us hugely.
We strongly recommend you purchase comprehensive travel insurance at the time of booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event the travel is canceled; loss or damage to personal baggage and loss of money and medical expenses.
SWIMMING POOL POLICIES
Open 8am – 9pm daily
All pool areas are exclusively for registered guests only.
There is no lifeguard on duty swimming is at your own risk.
Children under the age of 12 must be accompanied by an adult at all times.
No smoking or e-cigarettes allowed in pool area.
For health and safety, swim nappies are required for children under 3. Parents will be liable should the pool be forced to close and be drained due to negligence in supplying proper nappies to prevent pool accidents.
No diving permitted for obvious safety reasons.
No guests are allowed to bring in their own alcohol into the pool area.
No glass allowed in pool area.
No outside pool floats are permitted. Pool floats can take up a considerable amount of space, detracting from other guests experience in the pool area.
Music allowed with the use of personal headphones only – no amplified music of any kind.
Think safe, no rough play, diving, running, pushing in the the pool area.
Any injuries should be reported immediately.
Guests must comply with all pool policies.
Violations could result in being asked to leave the pool area.
AFTER-HOURS CALL OUT FEES & LOSS OF KEYS
An after hours service is provided for any after hour issues.
If management has to be called out to Markdale Farmstay (out of reception hours) for a lost key; noise complaints or anything else that there is an $50 call-out fee that will be charged to their credit card.
BREACH OF TERMS AND CONDITIONS
You agree that, should you or your guests breach any of the terms and conditions:
You will pay to us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your credit card or apply your refundable deposit in payment of that loss or damage and we may evict you and your guests without notice.
PAYMENT OF DEPOSIT OR FULL PAYMENT CONSTITUTES ACCEPTANCE OF THESE TERMS AND CONDITIONS
